Resort Suite Guest Terms and Conditions

CHECK-IN: 4:00pm or after (a key pad code will be provided prior to arrival).
CHECK-OUT: 10:00 am or before . A late checkout fee of $50 may be assessed per every 15 minutes after 10:00am.

Check-in/Check-out times are based on the Eastern Time Zone.

Maximum occupancy per unit: 
5-bedroom: 15 persons
3-bedroom: 10 persons ( 3 bedroom Nantucket 11 guests)
2-bedroom & 2 bedroom w/loft: 8 persons
1-bedroom: 4 persons

Additional day guests at the resort are limited to no more than 2 persons at a time unless prior arrangements have been made with resort property management.

Maximum occupancy restrictions are strictly enforced per township ordinance, as well as to provide the optimal experience for all Beach House guests. 
Terms and Conditions

The Beach House has the right to enter any property at any time for any reason to inspect or investigate disturbances and confirm occupancy.

Parking is limited to ONE (1) PARKING SPACE in the resort suite parking lot as well as the corresponding one-stall garage in the 2 and 3 bedroom units, with the exception of the Nantucket unit, which will receive FOUR (4) parking spaces (no garage). Parking permits are required Memorial Day weekend through Labor Day weekend and are provided at check-in. They need to be visible on your vehicle dashboard at all times. Failure to display may result in towing of vehicle at guest’s expense. Parking is not permitted on Lake Street, but is allowed over-night along Ottawa Beach Road facing NORTHEAST only. Boats, personal watercraft, trailers, RV’s, etc. are not allowed to be stored in the parking lot at The Beach House. Please make other arrangements prior to your arrival. There are transient day slips available nearby at Yacht Basin Marina.

There is no daily housekeeping service. The use of our linens, bath towels, and pool towels is included, but they are not to be removed from the property at any time. We supply towels and linens based on the maximum occupancy of the unit and are not able to supply extra towels beyond the occupancy number. Any lost or damaged linens/towels will be charged to the guest. An initial supply of paper products is provided (paper towels, toilet paper etc). Extra items needed are the responsibility of the guest. Limited cleaning supplies may be provided. We recommend that you bring any special items that you may need.

We make every effort to ensure that all utilities, including cable TV and internet access, are functioning prior to your arrival, however, The Beach House cannot guarantee the performance or reliability of services provided by third parties.  No compensation will be paid nor refunds given for temporary utility outages. Guests should report all outages immediately. All efforts will be made to have utilities restored as soon as possible.

The property is regularly inspected to ensure all maintenance issues are addressed prior to check-in. However, in the event that any mechanical, appliance, or any other type of maintenance is required, it will be considered an “act of God” which will not qualify for any refunds of rental charges or fees. If you are experiencing an issue during the stay, please  text or call  616-218-1509  and/or email We will attempt to resolve your issues in a timely manner and ensure your stay is a pleasant one. If you do not contact us at the time you notice the issue, you are in full agreement that the said issues are immaterial and acceptable.

The resort units and resort grounds are NON-SMOKING and strictly enforced. No smoking is allowed anywhere in the resort unit or outside on resort property including patios, shuffleboard/basketball courts, parking lots, etc.

NO PETS of any kind shall be allowed in the resort unit or on the resort grounds. Failure to abide by this restriction will result in immediate eviction without prior notice and forfeiture of all prepaid fees and deposits.

If there is any evidence of smoking or pets in the resort suite after your departure, your credit card will be charged an automatic $1,500 fine.

A credit card number and/or damage deposit will be required prior to or upon check-in. In order to avoid additional fees please adhere to the Terms and Conditions, and also complete the departure checklist provided in your check-in packet.

The resort includes use of the following on-site amenities:
Basketball and Shuffleboard courts
Heated Swimming Pool and Hot Tub (open seasonally) – No lifeguard on duty

The Beach House is privately owned; neither the property owner nor The Beach House Association are responsible for any accidents, injuries or illness that occurs while on the property or its facilities, nor for occupants loss of personal belongings.  All occupants expressly assume the risk of any harm arising from their use of the property. Guests and all occupants will indemnify and hold harmless the property owner and The Beach House Association, as well as said parties’ respective owners, agents, employees, and contractors, from all claims, losses, liability, and damages arising out of the use of the property, whether said use is in compliance with or in violation of this agreement. The Beach House will not be held responsible for lost, missing or damaged personal property.

Use of the pool/hot tub/basketball/shuffleboard and any other amenities are at the guests’ and occupants’ sole risk. There are no lifeguards on duty and there are inherent risks, including drowning and bodily injury, in the enjoyment of surrounding bodies of water and amenities.

All guests are entitled to quiet enjoyment of the resort property for the duration of their stay. Quiet hours are between 10:00pm and 8:00am. Failure to adhere to the quiet hours will result in an automatic, non-negotiable forfeiture of the security deposit, and possible eviction.
Ear buds must be used for listening to music by the pool. 

The guest and all other occupants will be required to vacate the property and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the stated sleeping capacity (without permission), using the property for any illegal activity, causing damage to the property or any of the neighboring properties, any other acts which interferes with neighbors’ right to quiet enjoyment of their property, or violating a municipal noise ordinance.

The primary guest must be at least 25 (twenty-five) years of age. Any violation of this provision will result in immediate eviction from the property and forfeiture of all sums paid hereunder.

Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.

If guest cancels for any reason, all funds received at the time of cancellation are nonrefundable unless unit is able to be re-booked for the dates at the same rental rate, in which case monies paid will be refunded minus a 25% service charge.

No refunds will be given for inclement weather or for any other circumstances beyond the control of The Beach House. All funds received at the time of unexpected late arrival or early departure are nonrefundable.

In the event of a sale or transfer, The Beach House reserves the right to change the reservation to another unit of equal size or larger.

Per your reservation invoice. Please review the arrival/departure dates on your invoice carefully for accuracy. The Beach House will not be held responsible for incorrect dates.


One Terms and Conditions form required per unit. In the event of a sale or transfer, The Beach House reserves the right to change the reservation to another unit of equal size or larger.

We ask that you share this completed document with all members of your party. Please provide email addresses of all responsible adults separated by commas. A copy of this document will be emailed to them upon completion.

You understand that your electronic signature is legally binding, just as if you had signed a paper document. By signing the agreement, you consent to be legally bound by the Agreement's terms and conditions. You further agree that your use of a key pad, mouse or other device to select an item, button, icon or similar act/action, or to otherwise provide information to Bouwkamp Signature Properties, LLC and/or the Beach House, constitutes your signature, acceptance and agreement as if actually signed by you in writing. You also agree that no certification authority or other third party verification is necessary to validate your electronic signature and that the lack of such certification or third party verification will not in any way affect the enforceability of your electronic signature.

A copy of this completed document will be emailed to you upon completion. Once the email is received, it is recommended that you print a copy for your records.
